The Role Of The Garden In Increasing The Value Of A House
You will no doubt be able to recall that, of late, house prices have taken a bit of a beating and have fluctuated at best, turning the market into a buyer’s market – which makes the process of selling a much more difficult thing altogether, particularly when you’re trying to get the best price for a property. But what can add value to a home that doesn’t need much investment?
Crucially, having a nice garden can add to the aesthetics of a home, and help to increase both its perceived value, and its real value. More importantly, a nice garden immediately makes your home much more appealing to live in. A nice garden will also plant the seed that this home is something which holds a value higher than it may have, particularly if a buyer wishes to move within a few years.
By sprucing up the front and back yards, you will enable viewers to imagine their own mark on the property, which will also avoid the question of “what do I need to do to this place to get the garden up to scratch?” You want to minimise their objections, so put yourself in their shoes.
National Association of Estate Agents also recommend removing any clutter in time for viewings (which maximises blank space on the floor), removing garish wallpaper or dark colours on the walls in favour of plain, cleaner painted walls in neutral colours. This helps to play a psychological “trick” on the potential buyer, allowing them to envisage their own mark on the home, while not taking anything away from what’s there already.
In removing clutter and opening up the space with neutral colours, you probably don’t need reminding to keep the place clean – cleanliness is cites as one of the most popular reasons that potential buyers are put off buying houses when they view them. In short – would you want to buy anyone else’s dirty home? Of course not.
